We are here to share the experience of suffering the false advertisements and scrupulous practices of the builders. Unfortunately the connivance of the officials helps them to claim lot of things as officials and even politicians get their own unadvertised share. The honest builders do not have to hide(chartered) but rest all are hogwash in general with unjustified price rise, non use of local elements/materials and just raising highrise with pipes taking water up and other taking the excreta down. Someday that Mumbai buffoon "architect - hafeez contractor - one who builds the ugliest of all buildings across the world " needs to be given mental introspection injection. His farmula of high rise has spelt disaster for our metros. These are nothing but coffinholders with fancy tiles and costly lightings. Try walking in dark corridors , musty staircases and non existing accomodation/toliets of security folks who guard those buildings. Dream is to collect the false advertisements, best practices to search apartments, house, building new house, malpractices of builders across the country. Transparency will bring down the barrier to access, need to understand how the market moves or makes money - when star hotel is announced, when retail gaint comes nearby, when megarealestate deal happens.
Recent advertisements and way to read them (you can place pretty much any name builder across the country here)
1. Have you seen the lush green carpetous grass with flowing waters and foreign couple with standing besides an imported car? ( reality would have been a amazonic high rise with sun desperately trying to reach into the top floors and air struggling to get out of acs, water/sewage arrangement will be done for at the max 60% occupancy, power backup is elusive, with a view to kill for - :) - you will know the source of the stench )
Here are few gems, elita/purvankara taking the cake. Elita shows the dense forest which is not seen anywhere nearby Bangalore. Purvankara as usual believes in the "foreign" face in front of cloned photoshop trees background(pathetic). Mantri has hopefully discontinued it's jogging series where it showcases a fit man running amidst lush greenized forest. Mantri promises forest in midst of heaviest developed zone !
So let us categorize them
1. One promising the flowing rivers/lakes and green pastures and lush green tree yards with unending view, valleys, meadow
2. One using possibly unauthorized photographs of foreigners smiling and having fun in the heaven of the apartment world
3. Homes with strained names of increasingly depleting "english/us" sounding names from x builders (these might even ask for money in black too ::)
4. Ones with always "few villas/flats/plots left" - read as difficult ones to sell which are left.
5. One near the happpening places - new Airport/old/upcoming(everything around new airport is on sale multiple times with cuts to everybody), Electronic city(walk to work), Whitefield(smell the work, seeing and experiencing the roads will make you nauseating anyway), inner city (malleshwaram - one big builder(Brigade) has behemoth coming there with no thought of how people will approach it/get in or out of it, strain in water/sewage system in locality), Mysore - oh mysore (every week special page announces the advantage of mysore and how it is booming - only you do not see it) -nice will never get completed anyway
6. Exclusive ones /BEhemoths - all in one places
Total environment/ecobasil/brigade upmarket in basavangudi/sobha high end stuff/nitesh's lavelle road, rockline's stuff /mantri/adarsha For all those with truckloads of unaccounted money - take a turn here to ensure you leave weight behind.
Then we have the real monsters where you can live all your life and never leave them - you might have to take protection to go out of that complex
Sobha/Purvankara/Brigade metropolis/prestige shantiniketan - these are mega city in terms of pushing the envelope for infrastructure in terms of water, sewage, access to the place(road etc)
7. Unannounced ones
Mallya City :), Palace road stuff - go schmooze mallya
What to be aware of
1. Extra charges (registration, others::)
2. Parking charges (covered/uncovered)
3. Maintenance
4. Water (mostly brought in tankers)
